Dear Members,

Just a friendly reminder that when a Listing Status is changed in the MLS to “WITHDRAWN”, there may still be an active Listing Agreement with the Listing Office and the Client. You should NOT contact these listings. These listings will expire on their Expiration Date, and the Listing Agreement with the previous Brokerage will have ended. At that point, you can contact them as with any other expired listing. If you contact listings in the “WITHDRAWN” status, you could be in violation of Article 16 of the Code of Ethics.

Listings that have the MLS status of “CANCELLED” are listings that the Listing Broker has terminated his contractual agreement with the sellers, and at that point you can contact those sellers about a potential listing.
